Construction Management at Risk

In this particular scenario, the Construction Manager carries risk and contracts for subcontractors, performance, schedule, quality, safety, budget overruns, constructability, value engineering, budget management, etc. The Owner carries risk and the contract associated with design. Some Construction Managers may self-perform (“put in place”) work without competitively bidding. Note: CM at Risk has provisions for a GMP (Guaranteed Maximum Price) either before or after bids come back from subcontractors; there is no provision for a GMP under Agency CM contracts.
